Exterior Flatwork

Utah Exterior Flatwork. This includes concrete driveways, walkways, porches, and exterior stairs around the home.


What’s Included:

Includes forming, reinforcing, pouring, and finishing of exterior concrete. Scope covers driveways, sidewalks, porches, patios, RV pads, and basement walkouts. Standard finish is broom or light trowel; stamped or colored concrete is an upgrade. Thickness typically ranges from 4” (walkways) to 6” (driveways). Bids usually exclude demolition of existing surfaces and hauling of spoils unless noted.

Builder Tips:

  • Utah freeze-thaw cycles demand proper base prep and expansion joints. Driveway slopes and drainage must comply with local codes — consider trench drains or slope corrections. Stamped and colored concrete can double costs — confirm textures and color charts upfront. Schedule flatwork last — after stucco, paint, and exterior railing to avoid damage.

A 4,000 sq ft home with 1,100 sq ft driveway, 150 sq ft of walkways, and 200 sq ft of rear patio:
  • Total: 1,450 sq ft of concrete

  • Avg. flatwork cost: $7.50/sq ft (standard broom finish)

  • Total: 1,450 × $7.50 = $10,875

FAQ


Q: What thickness should my driveway be?

A: Typically 6" for vehicle load areas. Walkways and patios are usually 4".


Q: Does this include rebar or wire mesh?

A: Most Utah contractors use #3 rebar grid or wire mesh depending on soil and load zones.


Q: Can I add color or stamping later?

A: No — decorative treatments must be done during the initial pour.


Q: What about post-tension concrete?

A: Rare in residential flatwork — more common in commercial builds or slab foundations.
