Utah Roofing Systems pricing. Your roof protects everything beneath it. This scope covers shingles, underlayment, flashing, and vents from sheathing up.


What’s Included

This category includes installation of asphalt shingles (architectural or 3-tab), ice and water shield, synthetic or felt underlayment, starter course, ridge cap, and all standard flashings. It also includes ventilation components like box vents or ridge vents. Premium roofs (metal, tile, membrane) are typically separate bids. Includes labor, materials, and disposal of waste.

Builder Tips:

  • Ask whether the bid includes ice & water shield — required in most Utah cities on eaves and valleys. Request the brand and warranty of shingles in the bid. Not all architectural shingles are equal in thickness or lifespan. High snow areas (Park City, Heber) often require upgraded ice barrier and proper ventilation to avoid ice damming. Confirm whether roof jacks and boots for plumbing or mechanical vents are included.

A 4,400 sq ft roof surface area (based on a 4,200 sq ft home with moderate pitch):
  • Mid-grade architectural shingles: $4.00–$4.75/sq ft

  • Total: 4,400 × $4.40 = $19,360

  • Includes full tear-off, underlayment, and ridge vent system

FAQ


Q: Does this include sheathing?

A: No — roof decking is included in framing. Roofing starts after trusses and sheathing are complete.


Q: What’s the difference between 3-tab and architectural shingles?

A: Architectural shingles are thicker, more durable, and have a layered look. 3-tab are cheaper but shorter-lived.


Q: Is ice and water shield required everywhere?

A: Not everywhere, but most northern Utah cities require at least 24” coverage from eaves.


Q: Can I upgrade to metal or tile?

A: Yes, but expect 2–4× the cost and longer install time.
