What’s Included

High-efficiency units, zoning, humidifiers, ERVs/HRVs, and mini-splits may be priced as upgrades. Pricing is based on home size, story count, duct layout, and whether multiple zones or systems are needed. Includes full install from rough-in to final startup.
Notes:
Includes systems, ducting, labor, zoning, thermostats Excludes: fireplaces, radiant heat
Builder Tips:
In cold areas like Park City, dual fuel systems or heat pumps with backup gas are common. In hot southern Utah (St. George), larger condenser units and multiple returns help beat extreme heat. Zoning is ideal for multi-story homes. Ask if smart thermostats or duct sealing are included in your bid. For basements, confirm if returns and supply ducts are sized appropriately.
Real World Example:
A 4,200 sq ft 2-story home in Utah Valley with finished basement:
2-zone system with 2 furnaces, 2 A/C units, and full duct install
Mid-tier pricing: $4.50–$5.25/sq ft (total house)
Total: 4,200 × $4.85 = $20,370
Includes vents, returns, dampers, and startup
